Avalon 8801 is a family-friendly community nestled in the heart of Irving, TX. The vibrant community, with newly renovated apartments available, is minutes away from major community amenities like Cypress Waters, major shopping complexes, excellent school systems and entertainment.
The apartment is decent for the price. The location is good, and the community is quiet. Overall, it’s a good place to live.
The worst management. Frequently work orders get closed without any work just because they were open for months. When called to the office, they don’t know who closes work orders.
Simple ask to resolve the stove burner problem as it is not working, oven is not working is still open for last 9 months and they don’t care.
Emails, phone calls, in-person, nothing works with these people. Most unprofessional people.
I’m a current resident from the last 7 months and very disappointed with the management.
A simple service request like broken blinds was not resolved in the last 7 months, let alone other so many service requests.
Whenever talked to the office, they treat this as something they were unaware of and will see if there is any inventory available. Not sure why they even have a service request portal or if they ever check the move in the checklist. For the last 7 months they have been just checking.

Speaking of service, the maintenance team is outstanding! Requests are addressed promptly and efficiently, demonstrating a commitment to resident satisfaction. It’s refreshing to see such dedication to upkeep and tenant well-being.

I’ve lived at Avalon 8801 for quite some time now, and honestly, my experience has been overwhelmingly negative. The issues around the units are numerous, and management is completely ineffective at addressing them. Maintenance requests take forever to be handled—at least two weeks or more, and there’s no urgency when it comes to emergencies. I once had a water heater break and flood my unit, and despite it being an emergency, no one came to help. It was extremely frustrating.
The parking lot is also constantly dirty, and the kids playing there are often careless, making loud noises late into the night. The management doesn’t seem to care, and resident complaints are always ignored. As for rent, paying through the bank and having to deal with an additional service fee is just another unnecessary hassle. It’s honestly disgusting to be charged like that for simply paying rent.
There are constant maintenance issues—water has been shut off multiple times with no proper repairs done, and basic problems continue to be ignored. The management team is unstable, and the upstairs residents are incredibly inconsiderate, causing unnecessary noise and disturbances for those of us living below.
All in all, Avalon 8801 has been a huge disappointment. With poor management, lack of maintenance, and no regard for the safety and comfort of the residents, I would not recommend living here.
