  1. Avalon has been my home for a year & 2 months. I am giving the Leasing Office and Maintenance Team 10 stars. Rachel, Val, KC and Steve from the leasing office have been wonderful and have been very supportive & resolved any issues we may have. Maintenance Team is great as well, quick and efficient. We are pleased to call this community our home.

  2. Update to 3 stars: KC the sales manager was very helpful. He reached out to me and helped us process the deposit refund reflecting the correct charges.

    Original 1 star review: Be aware of the final bill after moving out! They will sneak in random charges and illegally withhold your security deposit. I have the exact same experience with what Hao Zhang described in another Google review, so I suspect they have been doing this dirty trick to profit from many other residents too.

    My lease ended on 7/26/2024 and I vacated the unit and returned all keys on the same day. They charged me for an additional day claiming I was responsible for rent of the day 7/27/2024. Their “Prior Reaident Department” was helpless. It took 2 full months for them to respond my inquiry about this matter and they didn’t budge. Also, they sneaked in some “Technology Connect” fees that I’ve never agreed upon. I’m prepared to fight back in small claims court.

  3. Update: Three months after we moved out, Avalon claimed we had a “late move-out” and is now withholding 100% of our deposit. They’ve also added several absurd charges related to this alleged late move-out, despite us providing solid evidence to the contrary. They even threatened to report us to a collection agency if we don’t comply. We’re now pursuing legal action. If you’re considering renting from them—run. Trust me, you’ll thank me later.

    I lived here for over two years, so I feel well-equipped to provide some insights and reviews. We recently moved out mainly due to the significant price increase after the initial contract, which is common in most Bay Area apartments. However, various smaller issues also contributed to our decision.

    The Good:

    – Maintenance Team:The maintenance team is great. Most of the requests get handled within two days.
    – Package Handling: The package handling is excellent. The leasing office often picks up overflowed packages and informs the unit to pick them up instead of leaving them on the ground when the locker is full, unlike many other apartments.

    The Bad:

    – Parking: While there are plenty of open parking spots on a first-come-first-serve basis, a number of residents, particularly some Chinese kids, tend to secure a spot for their “special” sports cars and swap them with their daily low-end SUVs. This makes it difficult for others to find parking in certain spots.
    – Pool Area: People at the pool can be extremely inconsiderate. Most of the time, there are large parties with loud music, crazy BBQs, and loud laughing and talking, making it feel more like a club than a residential pool area.
    – Noise: If you live on the outer circle, you hear 101 and Lawrence traffic noise day in and day out. If you live on the inner circle, you frequently hear noise from other residents. The soundproofing is poor, and there are often people making noise at night. I have heard over 20 instances of people trash-talking each other in the hallways.
    – Security: My car’s bumper was stolen, and my wife’s license plate was stolen while parked in the gated garage. Called police and informed leasing but nothing happen.
    – Leasing Office: Reaching the leasing office is a pain. The number directs you to leave a voicemail, and someone will get back to you later.

    Overall, while there are some positives, the negatives eventually outweighed them, leading to our decision to move out. The cost just doesn’t bring the living quality it should provide.
