  1. Our time in this community started off wonderfully— the front office staff and maintenance team have been nothing short of excellent. They have always been kind, professional, and responsive, and we truly appreciate their efforts. However, our experience with Portico as a management company has been deeply disappointing, and due to this, my husband and I will not be living in another home under their management.

    The most significant issue we faced was the repeated flooding in our unit, which began on June 3, 2024. Over the course of nearly a year, our home flooded eight times before the issue was fully resolved on March 5, 2025. Throughout this process, we were given multiple and conflicting explanations, ranging from our dog’s hair to the need for frequent filter changes. We were repeatedly assured that plumbers would be sent, yet no one arrived until December 2024. Even then, we were told that potential solutions would be discussed with us, but no follow-up occurred. The unit flooded again in February 2025, and only then did the plumbers discover a blockage on our side—at which point, the blame was placed on us.

    Had the issue been properly addressed in June of last year, we have no way of knowing how much damage, stress, and frustration could have been avoided. Instead, we received only temporary, band-aid solutions, with no real repairs being made until now.

    Beyond the flooding, we have also dealt with ongoing concerns that were either ignored or inadequately addressed, including:

    – A dishwasher issue that required multiple repair requests.
    – A tree in our backyard that obstructed visibility.
    – Pest control problems despite paying monthly for services.
    – The dog park being consistently unclean due to pet waste not being managed properly.
    – The gates to the community are almost always open so what is the point of a gated community/code when anyone can come in.

    We genuinely loved living here when things were running smoothly, but since the management change, it has been a different experience entirely. The lack of accountability and prolonged delays in resolving major maintenance concerns have made it clear that resident well-being is not a priority for Portico.

    While we deeply appreciate the front office and maintenance team, who have been wonderful to work with, we cannot in good faith recommend living in a Portico-managed property. For those considering moving here, we encourage you to proceed with caution and ensure you have a clear understanding of how maintenance and management operate.

    EDIT: Their response to this review says to email them. We emailed them March 12th and there has been no response.

  2. I would definitely recommend this property the location is amazing the property was great I never had any issues with anything. If I had any questions the staff was ready and available to assist.

    I would recommend to take a look to see if this is something that you are looking for.

  3. Not a personable complex.. you’re on your own. No guidance. Finding an agent to assist, yea good luck. Unmanned leasing office..unsafe.

    I’ve considered this complex, but can never connect with a human being.. tried to meet with someone in the leasing office, no one’s ever around. Doors unlocked and everything, just walked in to an empty office.. then turned around. Sketchy..

    I guess I’m old fashioned and need to get with the times, but I miss being greeted by humans and connecting with people when it comes to where I’ll be living for the next 12-15 months..

  4. I have never lived in an apartment like this one. Hands down, this is the best place that I have ever lived. It is so quiet and clean. It is not an apartment. It is an oasis. The staff is also amazing. Shot out to Korin.
