  1. Serious Safety Concerns at Sutton Landing – Prospective Renters Beware

    I never intended to write a negative review, but after dealing with multiple unresolved safety issues and complete apathy from management, I feel compelled to share my experience. Sutton Landing markets itself as a safe and comfortable 55+ community, but my time living here has shown that this is far from reality.

    The most serious issue I faced was an improperly installed bathroom mirror. Instead of using proper safety fasteners, it was mounted with only glue. One day, the mirror fell from the wall, striking my daughter-in-law on the head and shattering. We had to physically hold it up for over an hour while waiting for emergency maintenance. When they finally arrived, they confirmed the mirror had never been installed correctly, and this has happened to other tenants. Yet, despite the obvious safety hazard, management showed no concern—no apology, no accountability. When I attempted to address the issue with Jermaine Crandall, the employee responsible for handling these concerns, my emails were ignored until I repeatedly called him directly. In the end, I was dismissed with, “Since the mirror has been replaced, there’s nothing more we can do.” This response is unacceptable, especially in a community where most residents are older adults such as myself.

    Beyond the mirror, safety concerns at Sutton Landing are widespread and ignored by management. Faulty fire alarms are a constant problem. The alarm sounds at the slightest hint of smoke due to inadequate stove ventilation and does not stop until maintenance manually resets it. The issue? Emergency maintenance takes an average of an hour to show up, meaning you’re left with an ear-piercing alarm for an extended period.

    Ceiling leaks are another ongoing issue. Every 3-6 months, water leaks from my bathroom ceiling. Despite repeated “repairs,” the leaks always return. The ceiling is now so water-damaged that it’s beyond repair, yet management only applies temporary fixes instead of addressing the root cause.

    Security is also a major issue. I’ve had packages stolen on at least three separate occasions. Each time, I reported it to management, and each time, I was dismissed. I requested security camera footage during a specific timeframe, but their response was, “Checking the cameras is not a possibility.” This raises the question of what function the cameras even serve.

    Faulty appliances add to the frustration. My in-unit dryer consistently rips clothing, destroying multiple items. When I reported this, management’s solution was to suggest I buy an accessory to prevent my clothes from getting caught. For the price of rent here, I expected working appliances or, at the very least, a management team that takes concerns seriously.

    Adding to the frustration are the constant rent increases. Every year, my rent increases by ~10%, with the introduction of a $500 “amenity fee” in my second year, which has now increased to $600 without justification. There’s not even a lifeguard at the pool! It’s clear that management is more focused on extracting money from residents rather than maintaining the property or improving services.

    Management’s complete lack of empathy was further highlighted when I faced unexpected financial hardship earlier this year. After three years of on-time rent payments, I requested to break my lease three months early, hoping for some flexibility. I was met with zero understanding or willingness to negotiate from the leasing specialist, Jermaine Crandall, as he again ignored multiple emails and phone calls.

    Sutton Landing fails to provide the safe, well-maintained community it claims to be, with serious safety hazards, unreliable maintenance, and a dismissive management team. From faulty fire alarms and water damage to security concerns and neglectful repairs, critical issues are consistently ignored. Older adults deserve better—somewhere that prioritizes safety, reliability, and respect for its residents. If you’re considering Sutton Landing, I strongly recommend looking elsewhere.

  2. Love it but hate the parking situation. There are only 22 numbered spots by my building (#8) with 30 apartments. That leaves 8 tenants that have to be assigned numbers somewhere else. Well, I am one of them. My parking spot is by Building 1. All the way on the opposite end of the community. There are plenty of un-numbered spots closer to the building but they are always filled with other peoples 2nd cars and visitors. Someone needs to steal 8 numbers from by building 1,2,&3 and use them closer to the building here. We have 6, at least, handicap vehicles that try to park in the spots with only 2 spots out front. Or make the parking lot bigger and take away some grass. Either way, poor planning on the engineers part. I believe all parking spots should be apartment numbers not just random numbers from 1 to 194. At least that way they would be no favoritism and God forbid there was a problem with the vehicle we would know who would belong to if the office was closed. We’ll, I have a better parking spot. Enough said.

  3. Had a ball living in this 55+ community. Had the pleasure of meeting some of the nicest residents

    Sutton Landing ensures that you will not be bored. Monthly activities will keep you entertained close to home. They consistantly have breakfast get togethers, evening activities along with guest performers. What more could you want.

    Wonderful, is what I have to say about the staff. Ms. Benn in the leasing office was a pleasure to interact with. The building staff and grounds keepers are all professional and courtious.

    Eventhough my stay was planned for one year, it has been a great year, and I have truly enjoyed being here. I can’t say enough about the great people that I have met. Some neighbors in my building and others from other buildings. One big community.

    No reservation about moving to this VERY SAFE AND WELL MAINTAINED COMMUNITY.
    I was sad to be leaving, but it was nice that some neighbors got together with cake and lite refreshments to wish us well on our way.
